You know those cable TV shows that tell you things like ‘what does one million buy you in San Fransisco?’ Well here in Cleveland we can find out what you get for your $100,000 investment. I decided to check out all the West side neighborhoods first. There are 56 homes on the market now between $99,000 and $100,000. I picked four of them to highlight for you.
W. 158th Street, on a dead-end section of it off Puritas, you can buy a brick bungalow for $99k. It has newer wood laminate floors, a large enclosed porch, 2 1/2 car garage, central air. It has been ‘airport abated for noise insulation. Anytime you see that on a listing description while you are browsing on line, it means new doors, windows, furnace, electrical, and a/c. All done as part of the program and not at the owner’s expense.
W. 61st St., North of Detroit, in the heart of the Detroit Shoreway ‘energy’ surrounding Gordon Square’s renovation project. This front porch colonial is listed at $99k and has 4BRs, one bath, a fenced yard, unfinished basement, and over 1,500 sq feet of living space.
In the Memphis/Ridge area of Old Brooklyn, you can buy a brick ranch for $99,500. It has a large eat-in kitchen with lots of cabinet storage, hardwood floors, a finished family room in the basement, a two car garage with a workshop and 220 electrical service in it, a/c and a deep lot.
The last one I picked is a Western Reserve style colonial on Mack Court in the Archwood/Denison area. It was built in 1916 and has a lot of the character preserved from that era, including dining room built-ins. This house has 4 BRs, 1 1/2 baths, a FOUR car garage, skylights, a remodeled kitchen and a finished third floor.
All four homes ‘seem’ to be in good enough condition to move right in, which is why I picked them. I think we are pretty lucky to have affordable housing here. The truth is you can find homes in move-in condition for less than $100k. I sold a cute bungalow to a newly married couple two years ago; everything in the home was meticulously redone, even in the basement. This home sold in the $85k range. The square footage was smaller than these four homes but they were more concerned about location and buying a home they could move into without having to work on projects the first year.
