When I researched the West side of Cleveland homes for sale to see what was available around 100k, I had a lot to choose from. Today I looked at 44108, 44119, and Shaker Heights (44122). Since I was trying not to stray too far below or above the 100k mark, I had less than ten places to pick from in each location. My purpose for doing this type of exercise btw is to give you an idea of housing values. Some of the properties I feature today are bank owned/foreclosure properties.
Shaker Heights
1. A 1,900 some sq foot brick colonial on Glencairn. It has a large backyard with a patio, 4BRs, 2 1/2 baths and a two car garage. It has a/c, two fireplaces and a finished third floor. It is for sale for $99,000.
2. Hampshire House Condo for $99,000. This is a 3 BR, 2BA, one car garage unit of about 1,580 sq feet of living space. The maintenance fees are $442/month and the utility paid for in that fee is water useage. It overlooks a country club so fairly serene location?
3. Wood clapboard colonial on Sherrington with 1,995 sq feet of living space. It has 4 BRs, 2 BA and a two car garage. The yard is deep (162 feet) and landscaped. It is for sale for $95,273.
4. Home on Tolland Road with 1,559 sq feet of living space, two fireplaces, an updated kitchen with granite counters and what looks like maple cabinetry in the photos; the listing says the house needs a bit more updating; it has 3BRs, 1 1/2 baths and a two car garage. The back yard features a deck as well. It’s priced at $96,900.
Zip Code 44119 – Cleveland E. 185th Street Area
A brick bungalow on Creekview which is a cul de sac street. The kitchen looks like it could use some updating (judging from the on line photos) but it has a finished lower level family room with a wet bar, 3BRs, one bath and a one car garage. It’s priced at $99,000.
44108 – One Bratenahl Place Condos – Two for sale at 99,000 each.
One condo is more traditionally updated with a white cabinet kitchen and neutral colors – The other one has been redone with an open floor plan and part of liv room was glassed in (smaller balconey than first) and the kitchen is a wide open flr plan as well with lots of storage. Each condo has about 1500 sq feet of liv space and two bedrooms and two baths and space in the garage for two cars each. Maintenance fees are close to $950/month but they also include utilities.
*** As an aside I thought I should check out Shaker again lest you think $99k was an average price for a 1900 sq foot home in zip code 44122. I looked at stats for the last six months for single family homes in Shaker Heights with 1800 to 2000 sq feet of living space.The average sale price (13 homes have sold in that time frame) was $164,363 - there was even a four bedroom home on Glencairn that sold for $245,000.

Carole, what a great way to take slices of the local real estate and highlight it. You can get a lot of home for 100K in your area. Even with our dropping home values, there’s not much around here at that price.
