It’s been a while, yes? So I thought I would start out with a community I have not covered much, if at all. The City of Pepper Pike. According to Wikipedia just over 6,000 people reside there. Are homes selling in Pepper Pike? You betcha.
These stats cover October ’08 through today. Six months is a good barometer for housing sales and prices. Per usual, these stats involve homes sold through area brokerages and thus the stats are available to me.
There are currently 80 single family homes for sale in Pepper Pike. The average listing price of these homes is $658,195. Keep that figure in the back of your head as we go to the next stats. There are currently 10 homes under contract or waiting to close. The average listing price of the homes under contract is $382,240. A bit of a difference, yes? This doesn’t mean that no homes sold for more, that’s just the average under contract.
27 homes (single family) have sold since October. So I want to do a lowest sale price to highest sale price comparison and came up with something interesting. The lowest sale was for a four bedroom home on Windy Hill. It supposedly sold for $2,000. That, if true, is .63% of the listing price, which was $315,000. Did a family member buy it? Or did it actually rent and get mis posted? Not sure, but there you have it.
The highest sale price was for a 5BR home on Bolingbrook which sold for $1,150,000.
The averages for all 27 single family homes sold in Pepper Pike:
Average listing price $430,204
Average sale price $373,096
This comes to 87% of the listing price on average. It also averages out to about $93/square foot which when you get right down to it is not that different from sale prices in other communities. This is because the average square foot for these homes is high: 3,627.
The homes were on the market an average of 177 days before selling.
I went to Ursuline College for grad school back in 1998 and it was a very idyllic setting in Pepper Pike. Pepper Pike is part of the Orange School District. If you are moving into town to work downtown or University Circle for example, this is a very easy commute home.
