			<content:encoded><![CDATA[<p>When I did the Cleveland housing sales analysis yesterday, I left off the portion of Cleveland that borders Shaker Heights (and utilizes their school system).  It&#8217;s a much smaller area but they did have home sales.  So today, here are home sales in Shaker Heights and the Cleve/Shaker area in 2008:</p>
<p>Shaker has 289 single family homes for sale as of today</p>
<p>381 single family homes sold last year</p>
<p>Shaker has 51 multi-family homes for sale as of today. And there were 56 multi-family (mostly doubles) homes sold in 2008</p>
<p>The Cleveland City/Shaker Area:</p>
<p>29 homes are on the market as of today</p>
<p>22 homes sold in 2008</p>
<p>There is one two family home for sale in this area</p>
<p>There were three multi-family home sales in 2008.</p>
<p>Just a reminder, the stats cover only those sales and listings covered with area brokerages.</p>

			<content:encoded><![CDATA[<p>This week was busy with real estate although not so much with new clients.  Took some photos while at a brokers open for one of our new listings so now I can focus on ads for the listing on the web. And today I got stood up! lol.  That doesn&#8217;t happen very often (thankfully!) but today two gentlemen who wanted to see a house in the Clifton/Edgewater area never showed.  Good thing we have cell phones I was able to talk to clients while I waited. And neighbors, one neighbor was having a roof installed. Great weather to be out and about, which is one of the reasons I love my job.</p>

<div>Anyway, here are more &#8216;seasonal&#8217; stats, comparing the last three years of sales during the warm weather selling season.  These are all single family homes (including town homes) that were listed with area brokers.  They cover April through October 10th for each year.</div>

<div><span style="color: #660000;">2008</span>: 248 homes sold. The average sale price was $220,999 and $79/sq. ft. These homes averaged 109 days on the market before selling.</div>

Besides being a NE Ohio native and one of the best actors ever, he added so much more to his life and our world besides acting. Always had a special place in my heart since we shared the same January 26th birthdate. Sigh.</p>
<p>Very well written articles about him <a href="http://www.cleveland.com/moviebuff/index.ssf/2008/09/actor_paul_newman_dies_at_83.html" target="_blank">here in the PD </a>and <a href="http://www.washingtonpost.com/wp-dyn/content/article/2008/09/27/AR2008092701440.html?hpid=topnews" target="_blank">here in the Washington Post</a>. </p>
<p>I&#8217;m reposting a comment made on the PD post about his life and death. Not only does it show just one more charity/non-profit he either helped found or worked with, but it sounds like a wonderful thing for all of us to get our elderly relatives to do:</p>

			<content:encoded><![CDATA[<p>Let&#8217;s see how condos and town homes are selling in Cleveland Heights, South Euclid and Shaker Heights. These stats cover listings/sales handled by area brokerages since April of 2008.</p>
<p><strong>Shaker Heights</strong></p>
<p>There are six condos for sale, none contingent or pending (which means under contract). There have been two sales since April:</p>
<p>1. 1,889 sq. foot condo on Warrensville Center Rd with 3 brs and 1 1/2 baths. Awfully good value when you consider the square footage. <strong>It was listed for $129,000 and sold for $128,000</strong>.</p>
<p>2. A  Shelburne Ridge home with 2,213 sq. ft of living space, 3brs and 3baths <strong>sold for it&#8217;s listing price: $209,000</strong>.</p>
<p>All totaled, there are 374 homes/condos for sale in Shaker Heights as of today</p>
<p><strong>South Euclid</strong></p>
<p>There are seven condos listed for sale; none are contingent sale, and one is pending sale. One sold. The pending and sold homes were both on E. Cutters Creek. <strong>The sold C Creek home was listed for $229,900 and sold for $237,500</strong>.  This is a 2008 built complex so higher sale price probably is due to upgrades with the builder. This place has 1615 sq. feet of living space, two bedrooms and two baths and is a ranch style home.</p>
<p>There are currently 355 homes/town houses and condos listed for sale in South Euclid.</p>
<p><strong>Cleveland Heights</strong></p>
<p>17 condos/town homes for sale now. None are just under contract or contingent; none are pending. There have been, however, three sales since April.</p>
<p>1. 2001 built town home on Noble Rd with 2,199 sq feet, 3BRs and 2 1/2 baths. It was listed for $124,900 and sold for $119,000.</p>
<p>2. A Courtyard at Severance home with 1,532 sq. feet of space, two brs and two baths.  It was listed for $250k and sold for $237k. These town homes were built in 2005.</p>
<p>3. The last one was an elegant Donald Gray town home built in 1930 with 3,042 sq. feet of living space.  It has five brs, 3 1/2 baths and 13 rooms in total. Yes, these places a unique. This one was listed for $629,000 and it sold for $570,000.</p>
<p><strong>There are currently 544 homes, in total, for sale in Cleveland Heights as of today.</strong></p>
<p>It&#8217;s kind of nice to be able to detail each of the sold &#8216;attached&#8217; style homes, not really possible when I&#8217;m doing straight single family comps because there are too many of them. Plus, these are not the average style of homes for these communities, most are actually detached single family.  Peace Out &#8211; 3C</p>

<p>Today was inspection day on a home sale in <a title="City of Shaker Heights Website" href="http://www.shakeronline.com/" target="blank_">Shaker Heights</a>. My clients are moving here from another State to accept jobs at Case Western Reserve and that alone makes me happy &#8211; it&#8217;s great when people relocate to the Cleveland area. Anyway, the inspection took a few hours, as usual. The inspector does two things that are really important when you buy a home. 1. Look for any major issues and 2. help with his/her expertise on how to maintain your <span id="SPELLING_ERROR_0" class="blsp-spelling-corrected">furnace</span> and other <span id="SPELLING_ERROR_1" class="blsp-spelling-error">mechanicals</span>. My clients are <strong>first time home buyers</strong> so it&#8217;s always good to learn how to keep things running well to keep from having repair costs in the future. <strong><span id="SPELLING_ERROR_2" class="blsp-spelling-error">ASHI</span></strong> (American Society of Home Inspectors) inspectors have a lot of knowledge under their belts &#8211; this inspector was no exception.Anyway, <a title="Shaker Square Website" href="http://www.shakersquare.net/" target="blank_">tooling around Shaker</a> is always fun, it&#8217;s a gorgeous City. So I decided it&#8217;s time to continue the condominium market trends discussion with results in Shaker Heights condominium sales for 2006 &#8211; comparing them to 2005 sales. Here is what I came up with: condo sales held steady both years. Here are the results:</p>
<p><strong><span style="font-size: 130%">2005</span></strong>: 65 condo sales and they were on the market an average of 97 days, or just over three months. Sales ranged from $117,144 for an efficiency condo to $699,167 for a 3 BR, 2 1/2 Bath condo on South Park Blvd. The average Ask Price was $121,926 and the <strong>Average Sale Price was $117,144.<br />
</strong><br />
<strong>2006 to Present</strong>: 66 condo sales from $19,900 to $596,900. Most of these condos were also on the market for just over three months (an average of 93 days) The Average Ask Price was $ $152,890 and the <strong>Average Sale Price was $145,328</strong>.</p>
<p>For both years, the average sale was for 2BR/2Bath condos with 1 car garages. I&#8217;ve talked with Realtors® from other states and they said their condominium sales were doing well &#8211; I&#8217;m inclined to agree with them as far as these Shaker Heights results are concerned. This is a list of <strong>all the homes sold through area brokerages (since January 1st of this year</strong>) for these four suburbs.<strong><a href="http://www.lkwdpl.org/city/">Lakewood</a></strong>: 17 Single Family Homes sold this year. Sale prices ranged from $62,000 to $1,100,000.00. The average number of days on the market was 79. The average ask price was $227,561 and <strong>the average sale price was $215,583</strong>. The average room count included 3BRs,2Baths and a 2-car garage.</p>
<p><strong><a href="http://www.rrcity.com/">Rocky River</a></strong>: 9 Single Family Homes sold this year. (Actually ten are listed but one home listed over $500k is showing as &#8216;sold&#8217; for $2500.00, seemed unusual so I am not including that sale here). Sale prices ranged from $153,000 to $560,000. The average number of days on the market before going under contract was 76. The average ask price was $279,600 and the <strong>average sale price was $264,722</strong>. The average room count included 3 BRs, 2 Baths and a 2-car garage.</p>
<p><strong><a href="http://www.clevelandheights.com">Cleveland Heights</a></strong>: 23 Single Family Homes sold this year. Sale prices ranged from $30,000 to $367,900. The average number of days the houses were listed was 89. Average ask price was $122,123 and <strong>the average sale price was $115,653</strong>. The average room count included 4BRs, one bath and a 2-car garage.</p>
<p><strong><a href="http://www.shakeronline.com">Shaker Heights</a></strong>: 10 Single Family Homes sold so far this year. Average days on the market was 71. Sale prices ranged from $45,000 to $425,000. Average ask price was $271,070. The <strong>average sale price was $250,300</strong>. The average room count included 4BRs, 2 baths, and a 2-car garage.</p>
<p>The one constant in home buyer tastes seems to be at least 3 bedrooms with a 2-car garage. I&#8217;ll feature more communities later this week.</p>
