Cuyahoga County Home Sales in 2008: Mayfield, Euclid, Lakewood and Rocky River

Two east side and two west side neighborhood stats, how does that sound? Today I’m doing Euclid, Mayfield Heights, Lakewood and Rocky River. You know the drill: these stats cover homes listed with area brokerages. So how did homes sell in these four communities in 2008?

Euclid had 585 single family homes sell in 2008. There are 514 single family homes for sale currently.

There were 13 two family units sold and there are 23 multi-family homes for sale. Most are two family homes but there are a handful of three and four unit homes.

Mayfield Heights had 191 single family homes sold in 2008. There are 126 homes listed for sale as of today.

The housing stock of multi-family homes is much smaller in this community. But, there was one two family sold and there are two doubles listed for sale today.

The city of Lakewood saw 435 homes change to new owners last year. There are 308 single family homes listed for sale today.

Lakewood has a huge multi-family housing stock, which is reflected in the number of sales last year. There were 113 sold. 102 were two-family, six were three=family and five were four family homes.

Rocky River has 208 homes for sale currently. There were 235 single family homes sold last year.

All multi-family home sales involved two family homes (and yes, River is a community with a much smaller multi-family housing stock too). There were two 2-family homes sold and there are four listed for sale as of today.

West Side Suburban Stats for Last Three Years: Part Two

There are five western suburbs I cover pretty regularly with my clients: Lakewood, Rocky River, Westlake, Fairview and North Olmsted. So this second part of the Three Year Comparison Stats will deal with these cities. First part, Three Year Stats for Cleveland’s West Side is here. These are single family statistics (includes non-condo town homes) between April and October 4th for 2006-2008. Per usual, these were homes listed with area brokers which is why I have access to the stats.

This time I found the price per square foot more interesting than the average sale prices. And as was true for the Cleveland stats I gleaned yesterday, these homes averaged around 95 days or less on the market. My point about ‘market time’ is that no matter how many or how few homes are selling, unless you are in a new construction subdivision, the general time frames from when a home is listed to when it sells is pretty much the same. The key? Pricing it well. Here are the stats:

Lakewood

2008 258 homes sold. The ave sale price was $112,226 and $73 a sq.foot

2007 272 homes sold. The ave sale price was $122,935 and $84 a sq. foot.

2006 313 homes sold. The ave sale price was $111,735 and $86 a sq.foot.

Rocky River

2008 130 homes sold. The ave sale price was $237,319 and $115 a sq. foot.

2007 162 homes sold. The ave sale price was $231,488 and $115 a sq. foot.

2006 189 homes sold. The ave sale price was $241,528 and $119 a sq. foot.

Westlake

2008 192 homes sold The ave sale price was $247,147 and $103 a sq. foot.

2007 202 homes sold The ave sale price was $275,618 and $116 a sq. foot.

2006 264 homes sold The ave sale price was $280,808 and $114 a sq. foot.

Fairview

2008 83 homes sold The ave sale price was $134,711 and $88 a sq. foot.

2007 134 homes sold The ave sale price was $148,731 and $105 a sq. foot.

2006 127 homes sold The ave sale price was $146,713 and $105 a sq. foot.

North Olmsted

2008 165 homes sold The ave sale price was $128,905 and $80 a sq. foot.

2007 193 homes sold The ave sale price was $142,543 and $88 a sq. foot.

2006 257 homes sold The ave sale price was $143,475 and $89 a sq. foot.

Both today’s and yesterday’s stats show that fewer homes are selling this year than the prior two years. We’ll see if this trend keeps up as we look at other market areas in the next week.

April Housing Stats Part One: Lakewood

The Realtors® in my office, as well as myself, have been busy all month. The stats posted by our Northern Ohio Multiple Listing Service (NORMLS) seem to back that up, at least as far as Lakewood is concerned. I looked at all housing types (single family, condo, town homes). The drill: stats represent homes listed with area brokerages, allowing them to appear on our MLS. Stats encompass April 1st through 30th.

Here is how April shaped up for housing sales in Lakewood:

Active Listings: 351

Contingent(awaiting mortgage clearance and inspections) 20

Of these contingent homes, the average listing price was $155,705, coming in at $81/square foot. The average number of days these homes were on the market was 75. The lowest priced house to go under contract was $39,900. The highest listing price was $410,000. (possibly a good note here, only four homes were listed under $90k).

Pending sales (contingencies cleared, awaiting close dates) 59. The average list price for these homes waiting to close is $123,062. And the average days on the market is 84.

Closed Sales – 35 Prices for these sold homes ranged from $27,000 for a 1200 sq ft home on Olivewood to $380,000 for a 3,003 sq ft home on Wilbert, that incidentally was only up for sale for 65 days).

The average number of days these homes were on the market was 96. The average sale price was $123,313.

I’m going to do 2007 stats – use them for what they are, one month’s worth of info. We can get a better idea of trends when I can take three months of the normally good home season for ’07 and ’08 and see what it tells us. But for now:

April 2007 saw 29 homes close. The lowest sale price was $67,500 for a home on Chesterland. The highest sale a year ago was $a $318,000 home on Edgewater Drive. These homes were on the market an average of 104 days.

Four communities to update here detailing sold homes in Cuyahoga County in 2007. This is a list of all the homes sold through area brokerages (since January 1st of this year) for these four suburbs.Lakewood: 17 Single Family Homes sold this year. Sale prices ranged from $62,000 to $1,100,000.00. The average number of days on the market was 79. The average ask price was $227,561 and the average sale price was $215,583. The average room count included 3BRs,2Baths and a 2-car garage.

Rocky River: 9 Single Family Homes sold this year. (Actually ten are listed but one home listed over $500k is showing as ‘sold’ for $2500.00, seemed unusual so I am not including that sale here). Sale prices ranged from $153,000 to $560,000. The average number of days on the market before going under contract was 76. The average ask price was $279,600 and the average sale price was $264,722. The average room count included 3 BRs, 2 Baths and a 2-car garage.

Cleveland Heights: 23 Single Family Homes sold this year. Sale prices ranged from $30,000 to $367,900. The average number of days the houses were listed was 89. Average ask price was $122,123 and the average sale price was $115,653. The average room count included 4BRs, one bath and a 2-car garage.

Shaker Heights: 10 Single Family Homes sold so far this year. Average days on the market was 71. Sale prices ranged from $45,000 to $425,000. Average ask price was $271,070. The average sale price was $250,300. The average room count included 4BRs, 2 baths, and a 2-car garage.

The one constant in home buyer tastes seems to be at least 3 bedrooms with a 2-car garage. I’ll feature more communities later this week.
