			<content:encoded><![CDATA[<p>Two east side and two west side neighborhood stats, how does that sound? Today I&#8217;m doing Euclid, Mayfield Heights, Lakewood and Rocky River. You know the drill: these stats cover homes listed with area brokerages.  So how did homes sell in these four communities in 2008?</p>
<p><strong>Euclid</strong> had 585 single family homes sell in 2008. There are 514 single family homes for sale currently.</p>
<p>There were 13 two family units sold and there are 23 multi-family homes for sale. Most are two family homes but there are a handful of three and four unit homes.</p>
<p><strong>Mayfield Heights</strong> had 191 single family homes sold in 2008. There are 126 homes listed for sale as of today.</p>
<p>The housing stock of multi-family homes is much smaller in this community. But, there was one two family sold and there are two doubles listed for sale today.</p>
<p>The city of Lakewood saw 435 homes change to new owners last year. There are 308 single family homes listed for sale today.</p>
<p>Lakewood has a huge multi-family housing stock, which is reflected in the number of sales last year. There were 113 sold. 102 were two-family, six were three=family and five were four family homes.</p>
<p><strong>Rocky River</strong> has 208 homes for sale currently. There were 235 single family homes sold last year.</p>
<p>All multi-family home sales involved two family homes (and yes, River is a community with a much smaller multi-family housing stock too).  There were two 2-family homes sold and there are four listed for sale as of today.</p>

<div>There are five western suburbs I cover pretty regularly with my clients: Lakewood, Rocky River, Westlake, Fairview and North Olmsted. So this second part of the Three Year Comparison Stats will deal with these cities. First part, <a id="xg-c" title="Three Year Stats for Cleveland's West Side is here" href="http://www.clevelandrealestatenews.com/three-year-sales-stats-for-clevelands-west-side/2008/10/04" target="_blank">Three Year Stats for Cleveland&#8217;s West Side is here</a>. <strong>These are single family statistics (includes non-condo town homes) between April and October 4th for 2006-2008</strong>. Per usual, these were homes listed with area brokers which is why I have access to the stats.</div>

<div>This time I found the price per square foot more interesting than the average sale prices.  And as was true for the Cleveland stats I gleaned yesterday, these homes averaged around 95 days or less on the market.  My point about &#8216;market time&#8217; is that no matter how many or how few homes are selling, unless you are in a new construction subdivision, the general time frames from when a home is listed to when it sells is pretty much the same.  The key? <strong>Pricing it well</strong>.  Here are the stats:</div>

<div>Both today&#8217;s and yesterday&#8217;s stats show that fewer homes are selling this year than the prior two years.  We&#8217;ll see if this trend keeps up as we look at other market areas in the next week.</div>

The stats posted by our Northern Ohio Multiple Listing Service (NORMLS) seem to back that up, at least as far as Lakewood is concerned. I looked at all housing types (single family, condo, town homes). The drill: stats represent homes listed with area brokerages, allowing them to appear on our MLS.  Stats encompass April 1st through 30th.</p>
<p>Here is how April shaped up for housing sales in <strong>Lakewood</strong>:</p>
<p><strong>Active Listings: 351</strong></p>
<p><strong>Contingent</strong>(awaiting mortgage clearance and inspections) <strong> 20</strong></p>
<p>Of these contingent homes, the average listing price was $155,705, coming in at $81/square foot. The average number of days these homes were on the market was 75. The lowest priced house to go under contract was  $39,900. The highest listing price was $410,000. (possibly a good note here, only four homes were listed under $90k).</p>
<p><strong>Pending sales</strong> (contingencies cleared, awaiting close dates)  <strong>59</strong>.  The average list price for these homes waiting to close is $123,062. And the average days on the market is 84.</p>
<p><strong>Closed Sales &#8211; 35</strong>  Prices for these sold homes ranged from $27,000 for a 1200 sq ft home on Olivewood to $380,000 for a 3,003 sq ft home on Wilbert, that incidentally was only up for sale for 65 days).</p>
<p>The average number of days these homes were on the market was 96. <strong>The average sale price was $123,313.</strong></p>
<p>I&#8217;m going to do 2007 stats &#8211; use them for what they are, one month&#8217;s worth of info.  We can get a better idea of trends when I can take three months of the normally good home season for &#8217;07 and &#8217;08 and see what it tells us.  But for now:</p>
<p><strong>April 2007 saw 29 homes close</strong>. The lowest sale price was $67,500 for a home on Chesterland. The highest sale a year ago was $a $318,000 home on Edgewater Drive. These homes were on the market an average of 104 days.</p>

Sale prices ranged from $62,000 to $1,100,000.00. The average number of days on the market was 79. The average ask price was $227,561 and <strong>the average sale price was $215,583</strong>. The average room count included 3BRs,2Baths and a 2-car garage.</p>
<p><strong><a href="http://www.rrcity.com/">Rocky River</a></strong>: 9 Single Family Homes sold this year. (Actually ten are listed but one home listed over $500k is showing as &#8216;sold&#8217; for $2500.00, seemed unusual so I am not including that sale here). Sale prices ranged from $153,000 to $560,000. The average number of days on the market before going under contract was 76. The average ask price was $279,600 and the <strong>average sale price was $264,722</strong>. The average room count included 3 BRs, 2 Baths and a 2-car garage.</p>
<p><strong><a href="http://www.clevelandheights.com">Cleveland Heights</a></strong>: 23 Single Family Homes sold this year. Sale prices ranged from $30,000 to $367,900. The average number of days the houses were listed was 89. Average ask price was $122,123 and <strong>the average sale price was $115,653</strong>.
