			<content:encoded><![CDATA[<p>These are the last three East Side communities I am doing this week.  Each one is unique and yet because of their locations to each other, home buyers do sometimes search all three.  Especially if they are moving here from out of town.  Pepper Pike is a city of about 6,000 people.  Home to <a href="www.ursuline.edu/ " target="_blank">Ursuline College </a>(my graduate school alma mater) and blogger extraordinaire, Pepper Pike Council woman Jill Miller Zimon of <a href="http://www.writeslikeshetalks.com/" target="_blank">Writes Like She Talks</a>.  In fact, you can read her blog and learn more than you dreamed possible about Pepper Pike!  Let&#8217;s get to the single family home sales in 2010 with a 2009 comparison for Pepper Pike.</p>
<p>There are 65 single family homes currently listed for sale with area brokerages (and all my stats are derived from homes listed with brokerages). 80 homes sold in 2010 with an average sale price of $456,574 and $120  a square foot.  2009 saw 71 single family homes sold with an average sale price of $375,224 and $121 a square foot.  Both years are certainly &#8216;even,&#8217; if you look at the price per square foot.</p>
<p>Beachwood is home to <a href="http://www.corkyandlennys.com" target="_blank">Corky and Lenny&#8217;s</a>, one of the best, and oldest authentic delis in NE Ohio.  I&#8217;m not much of a mall shopper, but every now and then I need my Nordstrom fix. That means I head to <a href="http://www.beachwoodplace.com" target="_blank">Beachwood Place Mall.  </a>For those of you looking to relocate to NE Ohio, we don&#8217;t have an IKEA here, but we do have Nordstrom!</p>
<p>There are 42 single family homes for sale as of today in Beachwood.  There were 79 homes sold in 2010 and the average sale price was $268,975 and $110 a square foot.  90 homes sold in 2009 with an average sale price of $262,643 and $106 a square foot.  Pretty even again, yes?</p>
<p>Shaker Heights is a larger community than the other two so more homes sold every year.  The population is approximately 30,000.  Paul Newman was born in Shaker Heights and Arnold Palmer honed his golfing skills at a golf club there (Canterbury?).  There is an amazing housing stock of brick Tudors with floor to ceiling stained glass features.  The housing stock in general is well appointed for lovers of well preserved old home character.  The best part is that Shaker has a sizeable housing and rental stock along the <a href="http://www.shakersquare.net/map-directions-rapid.htm" target="_blank">Shaker Rapid Line</a>, one of the oldest (and still successful) commuter rail systems in the Country.</p>
<p>There are 186 single family homes listed for sale currently.  In 2010 there were 301 homes sold, with an average sale price of $260,198.  The average price per square foot was $91.  In 2009, there were 324 homes sold with an average sale price of $219,198 and $89 a square foot.</p>

Thriving small business communities and great restaurants in both!  The housing market looks healthy and I know a few people who moved there this past year &#8211; and they love it.  Anyway, here is the analysis of single family homes sold in The Village of Mayfield and Mayfield Heights, and a 2009 comparison.  These homes reflect the ones that were sold by area brokerages. </p>
<p>There are 113 single family homes currently for sale.  A healthy number, not a glut of inventory.  There were 157 single family homes sold in these areas in 2010.  The average sale price was $142,099 and $87 a square foot.  In 2009, there were 189 single family homes sold with an average sale price of $145, 782.  The average price per square foot for &#8217;09 was $89.  Both years seem pretty closely aligned yes?</p>
<p><a href="http://www.richmondheightsohio.org/" target="_blank">Richmond Heights</a> is one of the East Side communities with a cool housing stock of split levels, ranches, and homes with good sized yards included. </p>
<p>There are 81 single family homes currently for sale in Richmond Heights.  There were 88 single family homes sold in 2010.  The average sale price was $129,630 and $67 a square foot.  In 2009, there were 92 homes sold. The average sale price was $131,247 and $65 a square foot.  Still seems pretty even year to year, do you agree?  </p>

			<content:encoded><![CDATA[<p>Well, we might not be as happy with Bill&#8217;s information regarding foreclosure filings at the end of 2008, but we would rather have the truth than not, right?  <a href="http://www.callahansclevelanddiary.com/?p=764" target="_blank">Bill mentions that an Akron Beacon Journal article that was overly optimistic</a>. <p>It will be a while before we know the January stats.</p>
<p>I will say that in certain neighborhoods, there have been less new bank owned listings coming available for my clients. But that could mean they just haven&#8217;t come on the market yet.</p>
<p>Time will tell how things play out. As I always say, one or two months of stats don&#8217;t make a viable trend.  One thing we know, we can count on Bill Callahan to keep us updated on stats, no matter how they fall.  Peace Out &#8211; 3C</p>

			<content:encoded><![CDATA[<p>I hope you all had a chance to unwind and be with friends or family over Thanksgiving. Now I am assuming most of you are back at work so time for more blogging!  Today I am looking at one of my favorite east side neighborhoods, encompassing zip code 44110. It&#8217;s one of those places I call a hidden treasure. You can own property there and have beach front privileges;  you can have easy highway access. And are very close to Downtown. Plus I love the mixed architectural styles there. This area includes North Collinwood.</p>
<p>Today I&#8217;m posting statistics for <strong>single family and multi-family sales in zip code 44110</strong>. The stats cover the period from March 1, 2008 until today. These are homes listed with area brokerages which is why I have access to the information.</p>
<p><strong>Single Family Homes Zip Code 44110</strong></p>
<p>There are 65 single family homes for sale as of today. (This tells you there is not a glut of homes/large inventory on the market in this community).</p>
<p>There are 9 <em>contingent sales</em> or homes waiting for inspections and mortgages to be approved. There are 19 <em>pending</em> <em>sales</em>, or homes waiting to close/file at the courthouse for the new owner. That means there are currently 28 homes under contract.</p>
<p><strong>There have been 77 single family home sales since March 1st</strong>. The Average Sale Price was $36,297 and $25 a square foot. The Average listing price was $40,955. The average number of days these 77 homes were on the market was 82.</p>
<p>The sale prices ranged from about $4,165 for a 3br, one bath colonial built in 1907 (bank owned) to a 1967 built 2,952 sq. ft. home with 13 rooms, 5 brs and two baths. This home sold for $330,000.</p>
<p><strong>Multi-Family Home Sales Zip Code 44110</strong></p>
<p>There are 21 multi-family homes available for sale today</p>
<p>There are five contingent sales and five pending, so ten homes are under contract as of now.</p>
<p>Since March 1st, 22 multi-family homes have sold in this zip code. They ranged in sales price from about $1,875 for a two family home to a $97,500 two family on E. 169th &#8211; this one is gorgeous with old world moldings along with new &#8216;stuff&#8217; like roof, windows and an upgraded kitchen.</p>
<p>The Average Sale Price was $30,005; the Average Listing Price was $32,342 (so definitely these homes sold for close to listing prices). The average number of days these 22 homes were on the market was 77 days.</p>
<p>Do you like to go to the Beachland Ballroom? How about walk along the Lake? Or visit the E. 185th historic business district for libations or shopping? This is truly a cool neighborhood!  Peace out &#8211; 3C</p>

They made some changes to the listing service (MLS) tax information section and it automatically provided some results I found a bit interesting. It covers home and condominium sales for October and November 2006 and compared them to sales in 2005 for the same months. This is for all of Cuyahoga County:</p>

<p>I just did my own report, for all of <strong>Cuyahoga County sales in December 2006</strong>:</p>
<p>There were <strong>894</strong> homes and condos sold.</p>
<p>The average sale price County wide was <strong>$154,137.03</strong></p>
<p>The only other thing I want to say about this chart is the comparison of 2005 to 2006.</p>
<p>Condos: fewer sold in November 2006 but the median sale price was higher by $10,000</p>
<p>Homes: 183 fewer single family homes sold in November 2006 than 2005, but the median sale price was $900 higher&#8230;so about the same but certainly not a decline!</p>
<p>I found it interesting to note that the &#8216;bubble bursting&#8217; that we hear about on the National News or on National Websites has fortunately not been an issue in Cuyahoga County. We did have a few years when homeowners experienced a bit higher percentage of profit on the sale of their home than normal. Some communities like Lakewood and Westpark saw double digit growth. So this past year saw a slower pace of increases. Closer to 1%. I&#8217;ll post monthly updates for the County, which means soon I can do January 2007. Granted, the above stats do not take into account how many people may have pulled their homes off the market because they changed their minds or the homes did not sell. It also does not reflect information on homes that sold privately without the benefit of a Realtor®.</p>
