Six Months of Cleveland Condo Sales in 44113 and 44115

I’ve never done it this way before but when you think about it, it’s much more useful to see stats over a longer period of time; helps give a broader picture of what’s happening in the Cleveland housing market.  I looked at two Zip Codes, 44113 and 44115. These were listed by area brokerages and that’s why the stats show up on the computer listing service for homes (NORMLS).  This time, it’s condominiums.

There are 155 condos for sale currently. A lot of complexes represented by one or two, but here are some available in bigger numbers:

Grand Arcade – 9 for sale

Pointe at Gateway – 9 for sale

Water Street – 8 for sale

Pinnacle – 24 for sale

Stonebridge -    42 for sale (mostly the new building on Washington, but about ten for sale at 2222 Detroit)

There are 19 condos awaiting closing. This means they are ‘pending sales’.

Between August 2007 and February 8, 2008, 47 condos sold in these two Cleveland Zip Codes.

They were in the following complexes: Riverbend (one, my sale lol), Stonebridge, Grove Court, Friese and Schuele, Pointe at Gateway, Pinnacle, Cloak Factory and Water Street.

The average sale price for the 47 condos was $257,849.  The sale prices ranged from $96,700 to $910,000. The average number of days they were on the market (DOM) was 243. These condos averaged 1,337 square feet of living space, 2BRs, 2BA and a one car garage. The average price per square foot for these condos was $214.  Peace Out – 3C

    Regarding the home you mentioned in the W.25th Archwood area. You forgot to mention that this home is in the “HOOD” and surrounded by many old dilapidated boarded up houses. Not a neighborhood that many people would want to live in.

    Geeze Carol, I can’t imagine what complex you are talking about because really, all of these complexes are places where people are moving! There are still plenty of people who appreciate living in an urban area!
