The last three communities I’ve studied this week had lower inventories, which doesn’t mean there were not foreclosures affecting prices, even in Pepper Pike. However, South Euclid is higher in available housing inventory, and more of the listed homes and recently sold homes were bank owned. So keep that in mind as we look at homes (listed with area brokerages) sold over the past six months in South Euclid.
There are currently 273 single family homes for sale. The average listing price of these homes is $115,095 or $75/square foot.
There are 50 single family homes under contract, waiting to transfer title. Average listing price on homes that have sold over the past six months is $92,914 or $62/square foot. (Not as much of a descrepancy between averages for these two stats as I found in prior three communities, right?)
There were 124 single family homes sold in South Euclid in last six months.The lowest priced sale was for a 3br, 2bath cape cod on Sheffield that sold for $15,000. The highest priced sale was $204,000 for a four bedroom four bath colonial on Trebisky.
The average listing price for these 124 sold homes was $69,549 or $46/square foot. The average sale price was $62,383 or $41/square foot. Average number of days on market: 100, or just over three months.
