Six Month Housing Sales Trends for Zip Code 44102

This zip code covers some broad territory. The Gordon Square Arts District (and apparently the opening of the Capital Theatre is now scheduled for October). The Clifton & Edgewater Road area. And Detroit Shoreway, just west of Ohio City. Still doing single family homes only in these stats and again, info covers homes listed or sold with area brokerages.

There are 148 single family homes listed for sale in this area. (Not a huge inventory – which backs up the fact that I have a client who can’t find a home to buy because not enough listed!)

The average listing price for homes in 44102 is $30,046 or $70 a square foot. 

There are 25 homes under contract and waiting to transfer title. The average listing price of these homes (we have to wait till they officially close to get sale prices) – is $35,616 or $25 a square foot. So not much difference between listing prices of homes for sale now and homes most recently appealing to buyers – but the difference is in the amount of square feet of living space for the homes, this the big difference in square foot prices.

There have been 123 single family homes sold in last six months. The average sale price was $30,032 or $18 a square foot (yes, even more square footage for about the same amount of money).

The least expensive home sold was for $2900 for a three bedroom colonial on W. 105th near Western.  The two highest sale prices were for town houses in the St. Stephens Court complex on W. 54th. Highest? Listing price was $239,900 and sale price was $231,150.  99% of asking price, not unusual for new construction though. The second highest sale price for one of these St. Stephens town homes was $223,212 and listing price was $192,400. My professional guess is, builder upgrades raised the price.  It’s a really pretty town home complex so I’m glad to see homes selling in that area.
