This week was busy with real estate although not so much with new clients. Took some photos while at a brokers open for one of our new listings so now I can focus on ads for the listing on the web. And today I got stood up! lol. That doesn’t happen very often (thankfully!) but today two gentlemen who wanted to see a house in the Clifton/Edgewater area never showed. Good thing we have cell phones I was able to talk to clients while I waited. And neighbors, one neighbor was having a roof installed. Great weather to be out and about, which is one of the reasons I love my job.
Selling Season Sales Stats Part 3: East Side Suburbs

Anyway, here are more ‘seasonal’ stats, comparing the last three years of sales during the warm weather selling season. These are all single family homes (including town homes) that were listed with area brokers. They cover April through October 10th for each year.
Shaker Heights
2008: 248 homes sold. The average sale price was $220,999 and $79/sq. ft. These homes averaged 109 days on the market before selling.
2007: 235 homes sold. The average sale price was $293,196 and $104 sq. ft. They were on the market an average of 109 days
2006: 242 homes sold. The average sale price was $283,977 and $101 sq. ft. They were on the market an average of 90 days
South Euclid
2008: 224 homes sold. The average sale price was $82,374 and $50 sq. ft.
2007: 193 homes sold. The average sale price was $121,311 and $77 a sq. ft.
2006: 247 homes sold. The average sale price was $126,566 and $83 a sq. ft.
The average number of days for South Euclid homes on the market before selling for all three yrs was about 85 days.
University Heights
2008: 117 homes sold. The average sale price was $130,381 and $71 a sq. ft. Sold homes on the market about 94 days.
2007: 130 homes sold. The average sale price was $165,726 and $85 a sq. ft. Sold homes on the market about 88 days.
2006: 247 homes sold. The average sale price was $126,566 and $82 a sq. ft. They averaged 85 days on the market.
