You may have noticed some posts missing! Well, I experienced some technical difficulties and because of complacency had not kept copies of my posts. Yes I know, lesson learned! Anyway, I am going to try to recreate some of the posts that were lost, especially the ones involving home sale data. So let’s start with Berea. The difference is now the info will include everything from April 1st until today, August 11, 2008. Per usual, the stats cover homes listed and sold with area brokerages and thus they appear on my computer listing service (NORMLS).
There are 151 single family homes for sale in Berea as of today.
There are 11 contingent homes, waiting for inspections and mortgages to be finalized. There are 20 homes pending sale, or waiting for title to transfer.
There were 106 homes sold in Berea since April 1st. These include a condo in Parktree Commons on Rocky River Drive that sold for $24,500, a $278,000 single family with 3BR, 3 1/2 baths on Olde Towne Trail, and every price range in between. The average sale price for these 106 homes was $119,187 and $80/square foot. They averaged 102 days on the market before going under contract.
If all the pending and contingent sale homes close, that will bring the number up to 137 sold.
What could you have purchased for around $100,000?
1. A 1926 built colonial on Beech Drive sold for $107,750 and has 1.646 square feet of living space.
2. For exactly $100k, a 1956 ranch on a corner lot on Nobottom Road.
3. Another for exactly $100k, a 1939 built cape cod with 1,092 square feet of living space on West Street.
4. For $112,000 you could have purchased a 1966 built 4BR ranch on Race Street that has 2,015 sq ft. of living space.
