Part Ten: Cleveland Home Sales 2008 Zip Code 44110

This area is spread out, and one of my favorite East side communities. So let’s see how home sales have been since January 1st. They are (you know the drill) homes listed with area brokers which is why I have the stats.

Home Sale Stats Since January 2008 in Zip Code 44110

There are 122 homes for sale currently. I had to get through more than half of them to find one being sold by a private homeowner, the earlier ones are bank owned.

There is one home under contingency, or awaiting inspection to be finished and mortgage loan approved and on it’s way to underwriters.  There are 23 homes pending or waiting to transfer title.

65 homes have sold in zip code 44110 since January 1st.The first 29 were sold for $10,000 or less. 23 of these homes sold since April 1st. Btw, three of these homes sold for $3,000 or less (on Mcelhatten, E. 141st and E. 144th). The highest sale price was for a 1601 sq. ft. home on Lakefront Walk which was built in 1900 and, according to the online photos, was beautifully rehabbed. It’s right on the Lake as well.

The average sale price for homes since January is $18,558 (remember all those bank owned homes, it keeps the average sale price way down this time). The average amenities in these homes was 3 brs, one bath and a two car garage. The average days these homes were on the market was 85. The average price per square foot for these homes was $13.    I know, it’s sobering.  Peace Out - 3C

While I was browsing this zip code’s listings one thing grated on my brain and I had to come back and comment. There is a house for sale in this zip code with a furnace (forced air) a garage and it was built in 1925. It’s listed at 149k and has been for sale for 2/3 of a year. There are NO photos; there is no description of the home; there are no room sizes or amenities listed.  I can’t help but think this has something to do with the house not selling - I can’t know for sure but it makes sense to me. Even the under 40k listings that are bank owned almost always have at least an exterior photo and the bare minimum of a description.  If your home is listed for sale make sure your agent does at least the bare minimum of work on the computer listing! Okay, I feel a bit better now.  Peace out, again.
