Solon is one of those places with ‘things’ I wish I had in my Cleveland neighborhood. One of them is the Mustard Seed Market (I love the cafe’s salads). When I first moved back here my commuting buddy Tracy would tell me how good the swimming program was at Solon Schools (she was an avid swimmer).
Here is the Solon Ohio Community Advocate. They think pretty highly of themselves; here is the blurb:
“….This is the handiest local reference guide you’re ever going to find and the most in-depth Internet guide to Solon, Ohio available, bar none. Updated daily, The Solon, Ohio Community Advocate is where you’ll find all of the Solon businesses, schools, churches, news sources, and libraries….”
For our purposes we’ll just look at the housing stats for Solon, at least those listed with area brokerages so they show up on my handy dandy computer listing service. These stats encompass both single family and town home or condo listings/sales.
Solon Ohio Housing Stats
There are 215 homes for sale as of today. You could have a 2 br condo for $67,900 or how about this one; sold ‘as is’ with proof of funds (catchwords for bank-owned). It’s a pretty-from-the-outside-anyway 4 BR, 2 1/2 bath colonial built in 1932 being sold for $148,700.
Or you might like a $259,900 2007 built home near a golf course? It has an attached garage too.
The upper end of the ‘for sale’ spectrum in Solon is a 4,318 square foot home with 4BRs, 4.1 (point one?) baths built in 2007 and they are asking $1,199,000.00.
There are 13 homes listed as contingent, meaning waiting for inspections and mortgages to get resolved. There are 35 homes listed as pending, or waiting for title transfer. That means a total of 48 homes under contract in Solon as I type this.
There have been 63 closed sales in Solon since January 1st 2008. (21 sales since April 1st) The lowest priced sale was for a 3br, one bath home on Lake Vista for $120k. The highest priced sale was for a $985,000 home on Royal Portrush.
The average sale price in Solon since January 1 2008 is $368,525. The average amenities are: 2,995 sq. ft of living space, 4br, 3baths and a two car garage. These 63 sold homes were on the market an average of 116 days and sold for about $117/square foot.
Peace Out – 3C

I never got to really see Solon when I lived in NE Ohio…sounds like Solon is still a bit pricey and maybe rightly so! I hear the “Moon over Parma Song” playing in my head whenever I think about Solon. Thank you Drew Carey for introducing me to that old song!
Thanks again Carole – these reports are great!

4.1 baths??!?
Is that like a potty off in the corner somewhere?
I sometimes forget that Solon is still in Cuyahoga county (and I sometimes forget that Twinsburg isn’t).
