Selling real estate in Cleveland this year was different for sure. Every community took a hit on sale prices, not so good if you were a seller of a home you did not own very long. For others, less profit but still a profit. Buyers were still eager to own a home, for most of them (among my clients) it was either their first home or they were relocating to Cleveland from another city or state. That always made me feel good, people coming here instead of leaving! Okay, so here are home sale stats for two of Cleveland’s west side areas: zip codes 44111 and 44135.  You know the drill, this does not reflect homes sold by owner, but represents homes that were listed with area brokers.

406 Total Homes Sold – I am charting 146 single family three bedroom homes.

The averaged 1,311 square feet of living space

Were on the market an average of 77 days

Average Listing Price for these homes was $80,177

Average Sale Price was $76,218

Average Sale Price Per Square Foot was $59

There are 302 homes currently for sale in zip code 44111

Zip Code 44135

145 Homes Sold in 2007

average amount of square feet in these homes was 1,170

They were on the market an average of 80 days

The Average Listing Price was $67,929

The Average Sale Price was $64,105

The Average Cost Per Square Foot on Sale Price was $80

There are 279 homes for sale in zip code 44135

(btw, you will notice this seems similar to my last stats post. The difference is singling out zipcodes instead of computer search areas. I thought it might be more helpful this way since everyone knows there zip code!
