May Housing Trend Activity From Three West Side Neighborhoods

I’ve never isolated zip code 44144 in a housing analysis before so I’m taking care of that today. Also including 44109 and 44113.

Of all three zip codes, 44113 has the largest inventory of single family houses on the market and 44144 the lowest. Let’s see what happened in the month of May:

44144

There are 48 homes for sale currently. The average listing price of these 48 is $92,626  and $77 a square foot. They have been on the market an average of 90 days.

There have been 18 homes with sale activity in May; 18 of them are pending sales in one form or another, waiting for title to transfer. The average listing price of the homes recent buyers are purchasing is $70,885 and $53 a square foot.

There were 16 title transfers, or closed sales, in the month of May. They ranged from a $20,500 home on W. 47th to a $115k home on W. 59th. The average sale price for these 16 sold homes in May was $76,856 or $57 a square foot.  They were on the market an average of 85 days before going under contract.

44109

There are 151 single family homes for sale currently. The average listing price of these homes is $79,960 or $59 a square foot. They have been on the market an average of 120 days.

Recent buyers to this zip code are purchasing 36 homes. The average listing price of these homes is $44,330 or $32 a square foot. They were on the market an average of 60 days before going under contract.

There were 25 closed sales in May. They ranged from $11,000 for a home on Trowbridge to $103,000 for a home on Timothy. The average sale price for these homes was $43,948 or $32 a square foot. They were for sale an average of 80 days.

44113

There are 263 homes available for purchase as of yesterday. The average listing price of these homes is $116,516 or $68 a square foot. They have been for sale an average of 160 days.

There are 43 homes in this zip code under contract. The average listing price of these homes is $78,593 or $50 a square foot. They were on the market about 87 days before buyers and sellers entered into contracts.

19 homes sold in May. They ranged in price from $8k for a home on W. 99th to $214k for a home on W. 31st. The average sale price of these 19 homes was $42,000 or $27 a square foot. And they were on the market about 75 days.

When homes are under contract but still not completely closed, we are not privy to final sale prices so that is why I only show listing prices on these homes.
