I checked all of the neighborhoods listed on my computer system (MLS) and came up with data for these zip codes: 44106, 44108, 44110, 44112, 44119, 44128. The stats cover single family, town house and condo sales/listings, although most were clearly single family detached homes.
First, in all of these zip codes, I found 337 homes for sale currently. There are three homes contingent or waiting for inspections and mortgages to be completed: a 4BR on E. 30th that was listed for a $1.00. (Yes, you are seeing that correctly) A 3 BR home on Windward and a 4BR home on Burton. (Btw, we do not know the sale/offer prices, that is private until the home actually transfers title.)
There are 57 homes waiting to close in these zip codes. The listing prices range from $2,950 to $2,950,000.00. Quite a range!
31 homes sold in these east side zip codes in May. They ranged from $2,750 for a 3BR home on E. 141st Street to $1,725,000.00 for a 6000 square foot home on Hanna Lane in Bratenahl.
The average sale price for these 31 homes was $141,306. The average square feet was 1,849 and the average floor plan was for a 3br, 2ba home with a two car garage. They were on the market an average of 97 days.
What type of home sold for around $100,000? There were only two (next lowest was in the $60k range and next highest, $149k). Here are the two:
1. Sold for $104,900 – a four bedroom, 1,127 square foot bungalow on Chickasaw.
2. Sold for $100,000 – a 1923 colonial with terrific curb appeal on Bonniewood. It has 1,446 square feet of living space, 3brs, pretty wood floors and beach club privileges (I love this neighborhood, I think it’s one of Cleveland’s hidden treasures). Peace out -3C
