So You Want to Live in Zip Code 44102?

Historic Town Home in Detroit ShorewayI spend a lot of time giving ‘sold home’ real estate stats here; today I decided to talk about what is available to buy. In this zip-code it means you can choose from 349 single family homes for sale and even some condos or attached town homes.

You can spend as little as $9k – and I guess you will need to be prepared to almost completely rehab a home if you buy it for $9k. It does beg the question though: if you are looking to buy a home you can certainly find a home in this zip code in any price range.

How about a 3BR, 2BA home with at least 1300 sq  feet of living space? There are 64 meeting those parameters in 44102. There is, for example, a 1300 square foot Cape Cod with a first floor laundry room and bath, central air, newer windows, roof and concrete driveway for $75k. This one is near the Zoo.

On the edge of the Clifton Park you can buy a 1700 square foot town home with 4BRs, 2 BA and a fireplace, full of all the old world architectural detail that a lot of buyers crave but with a nicely remodeled kitchen, a landscaped yard with paved patio.

How about a home on Cliff Drive, which in my mind is the most fabulous street in NE Ohio. Take a drive down there (just North of the entrance to Route Two off Lake) For $849k you get an elegant stone Tudor style home with a deep yard (170 foot) and let’s just say an unencumbered view of Lake Erie and the Skyline.             

There are a lot of homes in between $9k and $849k – I have a photo above of a stairway in a Town Home built in 1900 that features a lot of exposed brick and mixed textures and quality renovations. I want to mention something to you if you are one of the area homeowners with your  home listed for sale. Just to do this blog post, I scanned hundreds of homes listed on the computer. Except for the one offered at $9k, the other ones I mentioned are on the computer with a full set of photos. Remember I said that there were 349  homes for sale? Your home, if it is one of them, needs photos on line to distinguish it (or at least get it noticed!) by buyers or Realtors® of buyers.  Just a tip from me to you.

And I’m not even going to go into the supposed 16 condos listed for sale in 44102; over half are HUD owned single family homes missplaced on the computer system.  (And yes I do check this stuff when I do my ‘stats’ posts, and yes I wish there weren’t so many errors to weed out!).  Peace Out – 3C

    Wow sounds like your market allows for some great homes and investments. I love the staircase and your buyers should be thankful – $182k might if you are lucky find you a 2 bedroom 1 bath home in parts of my market. Love the way you broke this down.

    Thesa sometimes I am amazed when I go in a home for 12k (never been in one for 9k) and it’s not looking much different than one for 30k LOL – Yes your area is pricier. When your homes are in really really bad condition, what would be the lowest purchase price?
