Lakewood Pro-Actively Starts Grow Lakewood Program

I used to own a double in Lakewood and as a Realtor®, I know the existing stock of doubles and duplexes in that city is vast. I remember when Lakewood was trying to get a large commercial development in her western portion and it was estimated that everyone in that 1960′s era high rise could be adequately housed (rental) in other units within the City. That is a lot of rental  property!
 
Anyway, clearly Lakewood is being creative and pro active and has come up with a program that allows for conversion of multi-family homes into single family homes.  WKYC’s website has a really good article about this today. There is a link to a new resident’s home conversion that is pretty darn cool too. Check it out.
 
Lakewood does a very good job of trying to formulate (ahead of time) programs and plans that will keep them in the game, so to speak, and not become a dying inner ring suburb.  Lakewood has a dynamite senior citizen program, lots of new schools, excellent access to public transportation (the #26 bus alone runs on time, at least in my experience!). So in about 2005 the powers that be decided to do studies to see what was needed.  Now that fuel costs are even higher, this housing conversion program is even more relevant. People want to live in Lakewood but there are more single family buyers than multi-family buyers.  Here is the link to a pdf version of The City of Lakewood’s 2005 report on Growing Lakewood.  The Program deals with more than just housing, but I am sticking with that for today. Here is a cut and paste of part of what the Grow Lakewood Committee took on as part of their ‘charge’ to investigate:
 
strategies, and initiatives:
  

 

– Form Housing Commission

 

• Define housing quality Standard

• Define inspection outcomes

• Define/Develop housing support programs

• Analyze housing style gaps (ranch, town houses, etc)

• Develop performance measures and strategies that will

insure housing improvement and maintenance

• Define enforcement methods and consequences

• Develop aggressive strategies to address abandoned

houses

• Develop policies that favor creative reworking of

existing housing structures (particularly Doubles)

• (representatives- residents, landlords)….”

 So if you are looking for good space (size) you might want to consider checking out some of Lakewood’s doubles listed for sale. (There are currently 114 doubles on the computer listing service awaiting buyers)  Peace Out – 3C
