Tonight I’m covering Lakewood, Rocky River, Bay Village, Westlake, Fairview Park and North Olmsted. These stats are for single family homes and condominiums sold in January 2008 by area brokerages:
Lakewood - 370 homes are currently listed for sale
18 homes/condos sold They ranged in price from $24k (condo) to $250k. The average sale price was $112,032. The average square footage was 1,596. These sold homes averaged 3BRs, 1BA and a two car garage. (one home was on the market for 242 days; the asking price was $450,000 and the sale price was $250,000).
Rocky River - 217 homes are currently listed for sale
8 homes/condos sold. They ranged in price from $26,500 (the only condo sale) to $298,500. The average sale price was $148,425. The average square footage was 1,470. These homes averaged 3BRs, 1BA and a two car garage.
Westlake - 287 homes are currently for sale
20 homes sold. They ranged in price from $66,000 to $830,000. The average sale price was $247,930. The average square footage was 2,275 and these homes averaged 3BRs, 2BA and a two car garage.
Bay Village - 130 homes are currently for sale
12 homes sold (all single family). They ranged in price from $60,000 to $315,000. The average sale price was $181,917. The average square footage was 1,705 and these homes averaged 3BRs, 2BA and a two car garage.
Fairview - 112 homes are currently for sale
8 homes sold (all single family). They ranged in price from $58,900 to $204,500. The average sale price was $135,331. The average square footage was 1,434 and these homes averaged 3BRs, one bath and a two car garage.
If you follow these stats in my posts you will notice a theme, or average, with a few variations thrown in. The most common living space combo that sells is a three bedroom one bath home with a two car garage. Peace Out - 3C

Can we get some eastside numbers? I looked through the past couple of months of posts and there is nothin on the East side suburbs. Specifically, zip code 44124 and surrounding areas.
