January 2008 Cuyahoga County Home & Condo Sales: East Side Burbs

I forgot I had ‘floor time’today so this gives me a chance to do the stats requested for homes sold in Cuyahoga County East Side Suburbs during our first month in 2008. 

This list combines single family homes and condominiums, unless otherwise stated. And the usual drill: these homes were listed with area brokerages and that’s why they show up on my MLS stat list. And this covers Jan 1st through 31st 2008

South Euclid – There are 359 homes currently for sale.

12 homes sold

12 sold, all single family homes. They ranged in price from $25,000 and $189,000. The average sale price was $70,825. The average square footage for these homes was 1,409 and they averaged 3BRs, 1BA and a two car garage. The average number of days these homes were on the market (heretofore DOM) was 112 days.

 Cleveland City/Shaker Heights Border Area – There are 42 homes for sale.

Two places sold, one 3BR, 2BA condo for $106,000 and one single family home for $164,750 (also 3BR, 2BA). The condo sold was from the Moreland Courts complex and the maintenance fee again is $1,908/month. I keep bringing it up because it’s obvious that for some people the location, complex itself, cost of the complex is more important than the maintenance fees. As long as you can afford them of course!

Cleveland Heights – There are 580 homes currently for sale.

44 homes sold. They ranged in price between $8,900 and $570,000. The average sale price was $104,402, and the average DOM was 117. These homes averaged 1,847 sf of living space with an average of 3BR, one bath and a two car garage.

(there was only one condo sale, on Euclid Hts Blvd, a 2BR/1BA unit for $94,500)

University Heights – There are currently 153 homes for sale.

9 sold between the prices of $59,000 and $195,000. The average sale price was $133,333. These sold homes averaged 1,799 sq feet of living space and 4BRs, 2BA and a two car garage. The average DOM was 61.

Shaker Heights – There are currently 364 homes for sale.

18 homes sold. Only one was a condo, at the lowest average price range of $27,000. The highest sale price was $855,000.

The average sale price was $269,396, the average square feet of living space was 2,409 and these homes averaged 4BRs, 2BA and a two car garage. The DOM was 97.

Beachwood - There are currently 77 homes for sale.

One home (single family) sold on Sittingbourne for $202,000. It had 1,933 sq feet of liv space and 3BRs, 2.1 baths. It was on the market for 77 days.

    We seriously have a disconnect on price in the DC area! It’s hard to imagine being able to get homes for these prices.

    Josette, it’s all relative I guess but yes quite a different market! I do remember buying a Greenbelt condo for 67k back in the 90s but those days are gone lol
