Maybe I should do stats in a consistent manner, and I will do some in depth neighborhood stats throughout the week, but….I really wanted to know how homes sold on Cleveland’s entire west side during the month of May. The zip codes covered were: 44102, 44109,44111,44113,44135,44144. This time I am only looking at sales (closed) since May 1, 2008. Again, or as usual, these are homes listed with area brokerages which is why I can access the info. Here is what I found:
There were 94 sales in May. The first 49 were sold for less than $50,000. What could you have purchased for around $100,000?
1. 1920 aluminum sided colonial on Granton (44111) for $95,000. It has 1.297 sq feet of living space, a newer one car garage and central air.
2. A brick bungalow on West Avenue (also 44111) for $95,000 with 1,383 square feet of space, a redone kitchen with a neat horseshoe shaped work area and loads of cabinets, and an enclosed party room, sun room built onto the garage.
3. A 1952 brick bungalow on W. 158th street (44135) with 1,272 sq feet of living space, a bigger than normal yard (52 ft x 141 ft – normal is about 40×120). It has an updated kitchen and professionally landscaped yard. This house sold for $90,000.
4. A 1939 Tudor-style colonial on Dellbank (44144) for $95,000. It has 3 brs, one bath, 1.168 sq feet of living space, newer furnace, appliances, glass block, interior painting and hot water tank.
5. A 1951 bungalow on Metropolitan (44135). It seems like this home may have gone through the Noise Abatement (airport) program because it has newer doors, windows, insulation, furnace, electrical etc. It also has a huge yard (58ft x 164ft), central air and 1,377 sq feet of living space. It sold for $97,000.
I also know that you could have a home now on Flamingo (off Rocky River Drive) for just over $100,000 which has been completely redone in the best possible way. (The living room is pictured above).
The average amenities in these 94 homes were: 1,278 sq feet of living space, 3brs, 1 bath and a two car garage. The average listing price was $73,297 and the average sale price was $68,759. The 94 homes were on the market an average of 83 days.
The highest sale price on the west side of Cleveland was for a town home on W. 7th that sold for $387,301. The lowest sale price was for a 1900 built two bedroom home on W. 46th for $3,100. No, I did not misplace any zeros. Both the highest and lowest sale prices were in zip code 44113.

Wow those prices/descriptions sound good…I don’t know the west side that well. Are there any websites highlighting west side neighborhoods?
On the topic of discovering Cleveland…Just last week I was at a conference downtown (Toronto) and got to talking about Cleveland with some delegates. One of the women in my group spoke up and said “Oh I love Cleveland.” Of course that comment got my attention. She’s a rower from Toronto and travels frequently to Cleveland for rowing events. She went on and on about Cleveland’s Metro Parks system.
