Kevin Tomlinson is a Realtor® in South Beach Florida now but hey, he is really one of us! He grew up in Brook Park Ohio. Kevin was wondering how home sales have been in Brook Park. Sounded like a good time to do a full report no?
Brook Park is one of the communities that requires a point of sale inspection. As a matter of fact I just met with a gal who wants to sell her home in Brook Park and we gave her (my listing partner Mark and I) some tips on what she could do to get her home in tip top shape to sell it. On her own, she contacted The City of Brook Park and had an inspector come out to see if there were any violations she should take care of before putting it on the market. This was a fabulous idea, I highly recommend it to anyone considering selling in a point of sale community.
First I will do the same analysis I’ve been doing on other communities…home sales since April 1st of this year. And as usual, these stats represent homes sold through area brokerages which is why I have access to the data. There are 78 single family homes for sale currently in Brook Park.
There are 2 contingent sales, or two homes waiting for inspections and mortgage loans to be finalized. There are 31 homes pending, or waiting to close. There have been 65 single family homes sold in Brook Park since April 1, 2008. If all the contingent and pending sale homes close, that would add on another 33 sales, bringing the total to 111 sales.
Note to Kevin: I did not find any homes actively for sale, contingent, sold or pending on Richard Drive. So I did a separate search and found that eight homes on Richard Drive have sold since 2006. The highest sale price was also the most recent, a February 2008 sale for a ranch that sold for $132k. I did find homes on surrounding streets:
Two on Sylvia (one for $112,500, one for $132,000) and one on Agnes ($138,000).
The average sale price for all 78 homes sold in Brook Park since April is $112,875 and $90/square foot. The average number of days on the market for these homes was 72 (not bad at all…when you think about it, there are communities, both in Cleveland proper and the suburbs with hundreds of homes for sale at the same time…Brook Park only has 78 for sale so it’s that supply demand thing?)
The highest priced sale since April was for a 1995 built ranch on Wolf with a deep lot for $210,000. The least expensive was for a home on Wedgewood: $42,000. It was condemned (back to the Point of Sale inspection) and the buyer was required to put down 1 1/2 times the money needed for the listed repairs to get it off the condemned list. So as I like to say, this home found someone willing to give it some love and fix it up. Good ending no?

You are a doll! So interesting and easy enough for my parents to read! I happen to be going home on Tuesday (or so-Tropical Storm Fay)–so I may not get out of Miami until Thursday or so.
I’m going to “print” this post because my parental units don’t have a computer (SHOCKING,NO?)–and I’m too lazy to bring mine. So I will indeed print this for them.
Maybe I should swing by somewhere and go have a cup of coffee?

Hey Kevin, I was glad to do this! Sounds like Richard Drive is a stable street, people buy a home there and stay! lol
