How Are Condo and Town House Sales in Cleveland?

I haven’t done a condo/town house stat report for a while so today will be the first of a few that give a sampling. I’m posting condo stats on two Cleveland zip codes: 44102 and 44113. I’m sticking with the previous time frames (the ones I used for single family sales) covering April 1, 2008 until today. As usual, these are homes listed/sold with area brokers.

187 for sale as of today- there are a few singular listings not in these complexes, but for the most part, the listings are in Battery Park, Stonebridge, Ohio City Town Homes, Fries & Schuele and Detroit Superior Lofts.

There is one condo listed as a contingent sale, awaiting inspections and mortgage approvals.

There are 5 Battery Park Town Homes showing as pending sale, meaning they are waiting for title to transfer.

30 have sold in these two zip codes between April and today. The least expensive was a $32,900 one bedroom/one bath Lake Edge Condo. The highest priced sale was for a Fries & Schuele town home. It sold for $360,000.

The sale prices and listing prices just happen to be fairly close in these two zip codes for this time frame. The average listing price was $171,653 and the average sale price was $170,393.  That comes to about $147/square foot. These 30 condos were on the market for about 133 days on average.

As you would imagine, most of these places are either older bldgs. rehabbed/remodeled (like Fries & Schuele). Or brand new (well, for Cleveland, 1990 or newer). One of the neat things about Cleveland is that we still have some of the older row houses. There are some on Franklin, some on Beach in Lakewood.  (More for sure, these just come to mind at the moment lol).  Anyway, one of these row houses sold in the last few months. For $125,500 you could have purchased a 1900 built row house with 2 bedrooms, 1 1/2 baths, with 1.120 square feet of living space, lots of updates and neutral but modern interior colors.
