I have clients looking in Westlake so it’s time for some Westlake stats for this home selling season. There was a lot of talk by the news media a year ago stating that Westlake was one of the few communities to ‘hold her own’ during the current housing situation. It’s still true that sale prices, while dropping below what they were, are still not in a crisis situation in Westlake. But you can see for yourself. Here are the stats for April 1st through August 21st. Per usual, these homes were all sold with area brokerages.
There are currently 357 sf or condominium homes for sale in Westlake.
There are nine contingent sale homes, or homes waiting for inspections and mortgages to be finalized. There are 56 pending home sales, or homes waiting for title to transfer. That means there are 65 homes on the books as under contract, which may wind up transferring title.
There were 137 homes sold between April and now. (If everything sells, that brings the sold total to 202)
The least expensive of the 137 home sales were two condos: a Dover West condo with one br sold for $41,000. A Westown Condo sold for $38,000. It had 2 brs. Both were bank owned.
Most expensive sales? You could have bought a 5 br/5 bath Beaver Creek colonial with 5,436 sq ft. for $1,026,000. Or how about a Woodlyn Place home with 4brs/4baths for $853,000.
What could you have purchased for around $100,000?
1. A James Place Condo with 1,329 sq ft. for $95,000.
2. A cute 826 square foot two bedroom bungalow on Columbia for $106,000.
3. A Bay Landing condo with 1,225 sq. feet of living space and two bedrooms for $110,000.
4. A Bradley Road two bedroom bungalow built in 1940 for $118,000.
The averages for the 137 sold homes in Westlake were:
Average Sale Price was $249,444. The average asking price was $265,033. The average cost per sq. ft. was $112. The average number of days these 137 homes were on the market was 90.
I’ve had fun exploring Westlake. My best find was a fruit and vegetable stand. At first I whizzed by it but the ‘fresh veggies turn here’ sign left a subliminal impression so I had to go all the way around the block and circle back to it. It turns out the stand has been there in one form or another for sixty years! Let me tell you, the peaches are to die for. I also got early girl tomatoes which are very tasty. It’s between Center Ridge and Hilliard on Bradley, on the east side of the street. Check it out!
Also on Bradley was a sign for the Bradley Nature Center. I haven’t had time to explore that yet but the City of Westlake site says it is 46 acres of hiking, playgrounds, picnic areas, etc.
