Housing Sales 2008: Cleveland Zip Code 44109 (Part 11)

Zip code 44109 is a big area, with most of it in what we call Old Brooklyn, but that is not the whole story. The nooks and crannies of the neighborhood encompass South Hills, an area I love (Library Avenue with such an eclectic and wonderful collection of old beauties). What homes have sold in this entire zip code since January and how many are for sale now? Here is the skinny. Oh yes, and these are homes listed on my computer listing service (MLS) so they are for sale with area brokerages.

2008 home sale stats -

There are currently 265 single family homes or condos for sale.

They start at a price of $7,900 for a 3br, 2 bath  1,308 sq ft. home on W. 32nd Street. The first 63 homes for sale are listed for under $50,000. The last eleven between $149,900 and $249,900 (most of these homes are in the South Hills area).

There are two homes contingent, or awaiting inspections and mortgages to be completed. There are 55 homes pending sale, or waiting for titles to transfer ownership. This means at the moment, there are 57 homes under contract in zip code 44109.

Since April 1st, 43 homes have sold between the prices of $4,800 and $133,500.

I did a few posts a while ago on what can you buy for $100,000 in Cleveland? In this zip code you could have bought an absolutely gorgeous bungalow with amazing curb appeal and totally updated while keeping the character of the original home in mind. It was built in 1932 on W. 45th street and sold for $99,900. It has a/c, 3brs, 2 full baths, a two car garage and 1,449 square feet of living space.

Since January 1, 2008, 109 homes have sold. The least expensive home sold was a 1,912 sq ft home on W. 44th for $3,000.

1. the first 33 homes sold for under $20,000

2. the first 46 homes sold for under $30,000

3. the first 69 homes sold for under $50,000

 If we look at homes sold since January, we can find a gem that sold on Archwood for around $100k – it sold for $95,000.  It’s a beautiful mansion with fourteen rooms, 2,896 sq ft of finished living space and a large upper floor with 1,434 sq feet that could also be utilized. It was built in 1902 and has a beautifully deep lot (165 feet). This is an amazing house for $95,000. And it’s not in disrepair; the kitchen and at least one bath (and other rooms) have been updated as well.

The most expensive sale in this area since January was a $155k home on Morningside.

The average sale price since January 1st was $48,949. They were on the market an average of 81 days; they averaged $38 a square foot.  Peace Out – 3C
