2007 and 2006 Condo sales in Cuyahoga County total stats are here:

2006    1,959 condominiums sold across the County.  Median price was $116,900

2007    1,350 co2007 condominiums sold in total. The median price was $117,000

 We know there are a lot of condo complexes to choose from in both Shaker Heights and Cleveland Heights. This makes those two areas a good place to do some analyzing.

Cleveland Heights 2007 Condo Sales

49 condominiums sold

The lowest price was a smaller 1 BR unit (634 sq ft) on Euclid Hts Blvd. It’s sale price was $62,000.  The highest price was a 3BR unit (1,943 sq ft) on Mornington which incidentally carries a monthly maintenance fee of $1,578.

The average sale stats and amenities for these 49 sold condos is as follows:

1,578 sq ft with 2BR, 1BA and a one car garage. $106/per sq ft cost with an average Ask Price of $160,226 and an Average Sale Price of $155,021. They were on the market an average of 85 days.

There are 58 condos for sale now.

Shaker Heights 2007 Condo Sales

21 condominiums sold

The lowest priced sale was $30,000 for a 1,376 sq ft condo on Shaker Blvd with 3BRs and 2BA. The highest priced sale was a 3BR 3BA condo on Van Aken right at Shaker Square (great transportation and shopping and entertainment access?) for $270,000.

The average amenities and sale stats were as follows:

1,702 sq ft of living space, 3BR 2BA and a one car garage. The Average Ask Price was $145,990 and the Average Sale Price was $132, 552. The average cost per sq foot was $58 and they were on the market an average of 115 days.

The highest condo fee I saw for Shaker was at Moreland Courts. The sale price was only $75,000 but the monthly maintenance fee is $1,660/month.
