Cleveland’s Old Brooklyn Neighborhood Six Month Housing Stats

Old Brooklyn is a large area, including everything around the historic Pearl Road area and streets like Henritze, to the tree lined south hills area. As you can imagine, prices over the last six months in this area are all over the map. The majority of the homes sold, did so for less than $60,000. So let’s get into the stats, which are listings and sales through area brokerages, since last October.

There are currently 152 single family homes for sale in Old Brooklyn. The average listing price of these listed homes is $86,072.

There are 52 homes under contract and waiting to transfer title. The average listing price of the homes people made offers on recently is $54,516.

There have been 149 single family home sales since October. The average listing price of the sold homes was $50,380.  The average sale price was $44,866 or $35 a square foot of living space. These homes were on the market approximately 70 days before having accepted contracts.

If all of the homes under contract currently wind up selling and transfering title, that will be a total of 201 homes sold since October.

The least expensive sale was for a home listed at $9k, selling for $3500. It is a 3 bedroom one bath home on Torwood (near W. 43rd).

The highest sale price went for a south hills home that was listed for $199,000.  The sale price was $166,900. This seller got 83% of their asking price.  It was a pretty four bedroom two bath brick colonial on South Hills.
