Two reasons I picked these two communities; They are similar in many ways (you guys can argue that point with me if you like). It also appealed to me to try to debunk that ‘we don’t cross the River’ theory I keep hearing   I cross the River all the time, do you? Anyway, these are sales that ocurred with area brokerages and the stats come from our computer listing service. The stats cover single family homes and condos from September 1st until today.

Lakewood:

41 Single Family Homes Sold since September. 2 are contingent, meaning just under contract. 35are pending or waiting to close.  The average number of days on the market for the 41 homes is 73 (less than three months!).  The average amenities are: 1584 square feet of living space, 3 BRs, 1BA and a two car garage.

The Average Ask Price for these homes was $132,594 and the Average Sale Price was $126,041.

Condo Sales in Lakewood as follows: One condo contingent or just under contract; 16 condos sold; 10 pending or waiting to close. The average days on market for the 16 sold was 97 (just over three months!). Amenities? 946 square feet of living space; 2BRs, 1 parking space and 1 Bath. Average Ask Price was $89,031 and the Average Sale Price was $84,281.  All but one condo was on the Gold Coast. The other one on Warren Road across from the post office.

Cleveland Heights:

59 Single Family homes sold. 21 went under contract (contingent) and 59 are pending or waiting to close. That is a lot of activity. The average number of days on the market was 91 (three months!). Average Amenities: 1802 square feet of living space, 4BRs, 2BA and a two car garage. Average Ask Price was $162,778 and the Average Sale Price was $149,862.

Condo Sales in Cleveland Heights as follows: Four sold; three just went under contract (contingent) and four are waiting to close (pending).  Average number of days these condos were on the market is 148. Average amenities of the sold condos: 1703 square feet of living space; 2BRs, 2BA, 2 parking spaces. The Average Ask Price was $172,424 and the Average Sale Price was $167,850.
