April Housing Stats Part Two: Euclid Ohio

Euclid is one of NE Ohio’s communities hit hard because of the foreclosure issue. The good news is that homes are selling in Euclid. You can read about Euclid’s history here. The drill: these homes are listed on our Multiple Listing Service, NORMLS and are listed by area brokerages. Here are April 2008 stats:

There are 683 homes for sale as of today

There are 19 homes listed as contingent, waiting for inspections and mortgage loans to be finalized.  There are 107 homes pending, or waiting to close. That means there are 126 homes under contract as of today.

There were 43 closed sales in Euclid in April. They ranged from an 858 sq foot home on Euclid Avenue to a $142,000 brick bungalow with 2,241 sq ft on Miami. The average sale price for these 43 homes was $63,490. The average amenities were 1,326 sq feet, 3brs, one bath and a two car garage. That comes to an average of $48/square foot. They were on the market an average of 116 days.

What about April 2007? 40 homes sold in April 2007. They ranged in price from $29,000 to $245,000. The average sale price was $104,143. The amenities: 1,386 sq feet, 3 brs, one bath and a two car garage. Similar to 2008 no?

I picked three streets for a different comparison. These homes sold between January ’08 and April 30th ’08. One street, E. 267th, only had one sale since January: $116,000 for a 1,380 sq foot home with 4Brs, 2 baths and a two car garage.

Second Street: Naumann. Seven sales since January:

$40,000 for a 1.176 s ft home with 3 brs, 1 1/2 baths and a one car garage

$50,000 for a 1,083 sq ft home with 4 brs, 1 bath and a two car garage

$79,900 for a 1,082 sq ft home with 2brs, one bath and a one car garage

$83,000 (square footage not listed by agent I hate that!) 2brs/2ba/1 car garage

$97,000 for a 1,118 sq foot home with 3 brs, 1 bath and a two car garage

$97,900 for a 1518 sq foot home with 3 bedrooms, two baths and a one car garage – this house sold for listing price.

$97,000 for a 3 bedroom two bath, two car garage home (either they didn’t list the sq footage or I didn’t copy it down lol).

Third street: E. 248th Street

$27,500 for 1,194 sq feet and 3 brs, 1 1/2 baths and a one car garage

$20,000 for an 858 sq foot house with 2 brs, 1 bath and a one car garage

$108,240 for a 3 br, 1 1/2 bath one car garage home.

The averages for these three streets with 11 sales came to:

1.176 sq feet of living space , 107 days on the market. From Jan-April on these three streets the average sale price was $74,231 and $54/sq foot.

    Wow…those are a lot of homes for sale. Carole would you have any info about places like Twinsburg and Solon? Shaker was interesting but those taxes are outrageous.

    I will do Twinsburg and Solon for you this weekend, Sharon. Shaker is one of those cities with a lot of services but yes it can be reflected in the taxes a bit lol. I love the Shaker Square area of course because of the TOD element – being able to ride the transit instead of driving a car. It’s got to be a big draw.

    Carole, I used to live in Euclid, on 214th St north of Lake Shore. How is that specific area doing… all north of LSB from 206th to 217th St ? Just curious…

    With the comment on Shaker Square… I used to work at a record shop called John Wade Records… just to the left of Stouffers… for eight years… worked my way thru John Carroll. It was a great place… lots of real “catalog” records, not just the hot stuff. This was way back when you could even take the record itself and go inside one of three little rooms and listen to that record. What a great place it was. I worked there during the Beatles Invasion. Chaos x 10 !

    I’m going to have to email my friend David, he worked at Disc (Disk?) Records in Cleveland Hts during that time. I bet he knows of that store it sounds wonderful!

    As for the specific Euclid stats, I will see what I can find out — it may be closer to the end of the week I will email you when I get them. I just got home lol Hope you are well!
