April Housing Stats Part One: Lakewood

Spring Home Sale Season BeginsThe Realtors® in my office, as well as myself, have been busy all month. The stats posted by our Northern Ohio Multiple Listing Service (NORMLS) seem to back that up, at least as far as Lakewood is concerned. I looked at all housing types (single family, condo, town homes). The drill: stats represent homes listed with area brokerages, allowing them to appear on our MLS.  Stats encompass April 1st through 30th.

Here is how April shaped up for housing sales in Lakewood:

Active Listings: 351

Contingent(awaiting mortgage clearance and inspections)  20

Of these contingent homes, the average listing price was $155,705, coming in at $81/square foot. The average number of days these homes were on the market was 75. The lowest priced house to go under contract was  $39,900. The highest listing price was $410,000. (possibly a good note here, only four homes were listed under $90k).

Pending sales (contingencies cleared, awaiting close dates)  59.  The average list price for these homes waiting to close is $123,062. And the average days on the market is 84.

Closed Sales - 35  Prices for these sold homes ranged from $27,000 for a 1200 sq ft home on Olivewood to $380,000 for a 3,003 sq ft home on Wilbert, that incidentally was only up for sale for 65 days).

The average number of days these homes were on the market was 96. The average sale price was $123,313.

I’m going to do 2007 stats - use them for what they are, one month’s worth of info.  We can get a better idea of trends when I can take three months of the normally good home season for ‘07 and ‘08 and see what it tells us.  But for now:

April 2007 saw 29 homes close. The lowest sale price was $67,500 for a home on Chesterland. The highest sale a year ago was $a $318,000 home on Edgewater Drive. These homes were on the market an average of 104 days.

More communities and then Cleveland stats to come….until we get to them all (at least a good cross-section).  Peace Out - 3C

    Carole, can you run Euclid for me, please? I’d like to know what my house is worth (approximately — $/sq. ft is my real interest). I think you’ll be shocked with the average days on the market, though. That, and the sheer number of houses for sale here (I think it’s over 800 right now).

    I’ll give more detail than normal on sq footage and prices of homes that sold too.
