2008 Housing Sale Stats Part Seven: Fairview Park

What comes to mind when you think of Fairview Park? That it’s the first community West of the Cleveland City limits? That it boasts a top notch hospital? That it is home to an expansive park system in the valley? That it has really good senior services? Really cool golf courses and a recreation center? You’d be right about all of the above.  Just under 18,000 people live in Fairview Park so let’s see how the home sale stats stack up for this area. The drill: these homes and condos are listed with area brokerages therefore they show up on the computer listing service/MLS:

There are 132 homes actively for sale in Fairview as of today. They range from a one bedroom condo in Esquire House for $38,500 to a 4,818 sq. ft. single family cape cod for $599,900.

There are five homes listed as contingent, or waiting for inspections and loans to follow through.  There are 16 pendingsales, homes waiting for title to transfer. That means there are currently 21 homes under contract in Fairview.

There have been 38 sales since January (seven of these sales were in April). These 38 sold homes had an Average Sale Price of $129,184. They ranged from a $54,000 bank-owned home on Belvedere to a $229,000 brick bungalow on Chanticleer. The average amenities look like this: 1,624 sq. ft. of living space, 3BRs, 2BA and a two car garage. This all averages out to about $77/sq. foot.  These homes were on the market an average of 107 days.

    Hi Derek, it’s right on the border of Cleveland and Fairview and I know it services the folks in a lot of communities including Fairview. If I was a health care worker and was looking for a good job, I’d consider Fairview Hospital and then I could live in Fairview OR Cleveland..

    Yep, it’s right on the edge. I used to live a little downstream from Fairview in Lakewood by the valley. That’s a huge, pretty valley. You could live in Fairview Park and walk to work if one were to work at the hospital. I was just being technical…you have permission to kick me the next time you see me :-D .
